Response times

Minor repairs are usually unplanned and are often called ‘day-to-day repairs’ or ‘responsive repairs’. When you contact us to report a minor repair, the officer who takes the details will inform you how long the work should take. Our target times for minor repairs fall into four different categories:

Priority 1 – Emergency repairs

These repairs should be attended to and made safe within 24 hours. Follow-up repairs should be carried out on a separate, lower priority order.

Priority 2 – Urgent repairs

These repairs should be completed within seven calendar days.

Priority 2A – Non-urgent repairs

These are repairs that are not as urgent as repairs under Priority 2, and can therefore wait slightly longer before being attended to. These repairs should be completed with 14 calendar days.

Priority 3 – Routine repairs

These are defects that can be deferred without serious discomfort, inconvenience or nuisance to the resident or third party, or can be deferred without long term deterioration of the building and can await the next convenient maintenance visit to an estate or area. These repairs should be completed within 28 calendar days.

Priority 4 – Major routine repairs

These repairs should be completed within three months or as part of programmed works.
