Planned and cyclical maintenance

Planned maintenance is maintenance identified from surveys that are then ‘planned in’ to a schedule. This includes things like boiler replacements, window, bathroom, kitchen and door replacements.

Cyclical maintenance is maintenance that will happen more than once, so for example annual gas servicing would be included in our cyclical programme as it happens every year.

When your home is due for maintenance to be carried out, we will send you a letter to let you know:

  • what will be done
  • when it will be done
  • who the contractor will be
  • and how to contact us.

Currently we are re-tendering for the cyclical maintenance services we provide, which we do every year to make sure that you and we are getting the best value for money. Spirita bears the cost of planned and cyclical maintenance as your landlord, therefore there is no cost to residents for these services.

Complaints and compensation
