Response time

Minor repairs are usually unplanned and are often called 'day to day repairs' or 'reactive repairs'. When you contact us to report a minor repair, the member of staff who takes the details will inform you of how long the work should take. The 'target times' for minor repairs fill into four different categories as mentioned in 'Priorities for repairs'.

Priority 1 – Emergency repairs

These repairs should be attended to and made safe within 24 hours. Follow-up repairs should be carried out on a separate, lower priority order.

Priority 2 – Urgent repairs

These repairs should be completed within 7 calendar days.

Priority 2A – Non-urgent repairs

Repairs that are not as urgent as repairs under priority 2 and can therefore wait slightly longer before being attended to. These repairs should be completed with 14 calendar days.

Priority 3 – Routine repairs

Defects that can be deferred without serious discomfort, inconvenience or nuisance to the resident or third party, or can be deferred without long term deterioration of the building and can await the next convenient maintenance visit to an estate or area. These repairs should be completed within 28 calendar days.
