Priorities

Priority 1 – Emergency repairs

  • Fire - including make safe
  • Structural damage or failure - Health & Safety Risk
  • Gas leaks and escape of fumes
  • Floods
  • Total loss of power
  • Unsafe electrical fitting - Health & Safety Risk
  • No lights to kitchen, bathroom without windows or staircases
  • Total loss of power to all sockets
  • Total loss of power to kitchen sockets only
  • Total loss of heating or hot water for elderly/vulnerable tenants or during period 31st October to 1st May.
  • Burst pipes
  • Major water leaks, where the leak cannot be contained
  • No coldwater supply to property
  • Blocked drain causing waste water to surge into basin, bath, sink or WC - Health & Safety Risk
  • Forced entry and lock changes(if crime reference number is supplied or for vulnerable residents
  • Offensive or racist graffiti
  • Lift fault, when there is only one lift in the block unless other arrangements have been made.

Priority 2 – Urgent repairs

  • Significant plumbing leaks or defects such as toilet not flushing or where water or waste escape can only be contained with difficulty
  • Blocked drains, sinks, basins, bath , toilet
  • Total hot water loss during the period 2nd May to 30th October
  • Defective cistern or overflow where leakage is damaging or Health & Safety Risk
  • Hot water faults or breakdowns
  • Significant electrical repairs to general lighting or sockets (non-emergency), immersion heaters and hard wired smoke detectors etc.
  • Roof leaks (where scaffolding is not required and where missing roof tile or blocked/faulty guttering is causing serious problems of water penetration)
  • Severe dampness
  • Breaches of security to internal doors and windows
  • Failure of individual door entry phone
  • Graffiti
  • Faulty extractor fan
  • Damaged flooring or stair tread that is a Health & Safety Risk
  • Faulty communal aerial
  • Loose or detached banister or handrail
  • A broken window handle is security or Health & Safety problem

Priority 2A – Non-urgent repairs

  • Tap cannot be turned on (where the tap is not the cold water drinking tap)
  • Leaking overflow correctly discharging
  • Leaking waste pipe (where leak is minor)
  • Blocked/faulty guttering
  • Defective power points (minor)
  • Defective light switches
  • Repairs to immersion heaters (minor)
  • General repairs to heating and hot water systems

Priority 3 – Routine repairs

  • General joinery repairs
  • Repairs to doors, windows and floors
  • Repairs to external walls, fences and paths
  • Repairs to walls, brickwork and slates or tiles
  • Repairs or clearing of gutters and down pipes
  • Repairs to kitchen fittings
  • Repairs to plaster work
  • Dripping or leaking taps and shower units
  • Other minor plumbing repairs
  • Repairs to tiling
  • Easing doors and windows
  • Other minor day-to-day repairs or replacements

Completion of repairs is subject to the availability of materials and access.
