Emergency repairs

Emergency repairsEmergency repairs are priority 1; therefore these repairs should be attended to and made safe within 24 hours. Follow-up repairs should be carried out on a separate, lower priority order. Emergency repairs are identified below.

 

 

  • Fire – including make safe
  • Structural damage or failure – health and safety risk.
  • Gas leaks and escape of fumes
  • Floods
  • Total loss of power
  • Unsafe electrical fitting – health and safety risk
  • No lights to kitchen, bathroom without windows or staircases
  • Total loss of power to all sockets
  • Total loss of power to kitchen sockets only
  • Total loss of heating or hot water for elderly/vulnerable tenants or during period 31 October to 1 May
  • Burst pipes
  • Major water leaks, where the leak cannot be contained
  • No coldwater supply to property
  • Blocked drain causing waste water to surge into basin, bath, sink or WC – health and safety risk
  • Forced entry and lock changes (if crime reference number is supplied or for vulnerable residents)
  • Offensive or racist graffiti
  • Lift fault, when there is only one lift in the block unless other arrangements have been made.
